Fire & Smoke Damage, Valencia Townhome
Protein fires are sneaky. There’s almost no visible flame damage, but the grease vapor coats every surface with a lacquer that standard cleaners can’t touch. This Valencia townhome had 1,200 square feet of “invisible” damage and a homeowner who thought they could “just paint over it.” We thermal-fogged with solvent-based deodorizer to neutralize the protein residue at the molecular level, ran ozone generators for 24 hours on contents in our sealed chamber, and ultrasonically cleaned the kitchen items that looked fine but smelled like burnt grease. The photo record included 340 images: before treatment, during, and after. Sewage Backup, Newhall Single-Family
Saturday night call. The main line backed up through the laundry room and into the hallway, 2 inches of Category 3 water with visible solids. We arrived in 90 minutes, which matters because every hour that black water sits, the contamination spreads. We removed the LVP flooring (it was floating, so water got underneath), cut drywall 24 inches up from the floor line, and disposed of 340 pounds of contaminated porous material per California waste regulations. The concrete slab got treated with antimicrobial, then we ran a Phoenix 200 HT dehumidifier and two B-Air axial air movers to drop the slab moisture from saturation to 4.2% in four days. Storm Damage, Sand Canyon Hillside Home
Sand Canyon gets hit different than flat Valencia. This hillside home had water entering through a failed retaining wall drainage system during the January storms, running down the back wall and pooling in the finished basement. We extracted 86 gallons of standing water, set up a vapor pressure differential system with Dri-Eaz dehumidification to pull moisture from the concrete walls, and documented the structural damage that needed a geotechnical engineer. Our job was the drying and the documentation; the retaining wall was outside our scope but we photographed every crack and included it in the report so the homeowner’s engineer had baseline data. Moisture logs ran 11 days because concrete holds water longer than drywall. Final readings: 3.8% on concrete, 9.2% on adjacent framing. The photo record had 412 images. The homeowner used our documentation to get the retaining wall claim approved separately.
Biohazard Cleanup, Santa Clarita Commercial Kitchen
We don’t share details on trauma scenes out of respect for the people involved. This commercial kitchen in Santa Clarita needed OSHA-compliant biohazard remediation after an incident closed the facility. We worked overnight to meet their insurance-mandated deadline, removed all contaminated porous materials, treated non-porous surfaces with hospital-grade disinfectant, and verified clearance with ATP testing (adenosine triphosphate bioluminescence, which measures organic residue at the molecular level). Result: zero detectable organic matter, written clearance certificate delivered at 6 a.m., facility reopened by lunch.
